New builds in North London and Hertfordshire
We build new houses from the ground up: demolition of the existing property, groundworks and basements, the structural frame, brickwork and roof. We can hand over a weathertight shell to your own fit-out team, or carry the build through to completion.
What’s included
We handle the whole job, so you have one team responsible from the first site visit to handover.
- Demolition and site clearance
- Basements and reduced-level digs
- Reinforced concrete foundations and substructure
- Structural steel frame, brickwork and blockwork
- Roof structure and coverings
- Fit-out and finishes, or handover as a shell
Common questions
General guidance only. Your architect or the council can confirm what applies to your house.
Can you build the shell only?
Yes. Some clients bring in their own team for the interiors. We can build up to a weathertight shell and hand over at that point, or carry on through to completion. We agree where our work ends before the contract is signed.
Do I need planning permission for a new house?
Yes. Replacing a house or building a new one needs full planning permission, and the approved drawings set out what can be built. Your architect usually handles the application with the council.
Do I need a structural warranty?
Most mortgage lenders and buyers expect a new house to come with a structural warranty from a provider such as NHBC, LABC Warranty or Premier Guarantee. It needs to be arranged before work starts, because the provider inspects the build as it goes up.
